The Seven Tuns, a 17th Century inn located in the village of Chedworth, near Cheltenham, is being brought to market for £800,000, or for a new free of tie lease.
The Grade II listed Cotswolds property dates back to around 1610, and has served as a village hub “for generations”.
The building is constructed in local honey-coloured stone and features original architectural details such as open fireplaces, exposed beams, and traditional 18th Century panelled doors.
Its pub offers over 100 internal covers spread across multiple rooms, including a bar, a main dining room, and a first-floor space for private functions or group dining. The main bar features stone walls and low timber beams, offering around 20–25 covers.
The dining room to the rear seats 40–45 guests, while the first-floor dining room is currently arranged for around 30 covers, making it ideal for private hire or events. Outside, a beer garden can seat a further 40 to 50 guests in good weather. A set of outbuildings and a spacious owner’s flat complete the offering.
Though currently closed, the property is fully equipped and operationally ready for an experienced operator to step in and relaunch.
Having been shut since November 2023, the owners have regained possession and are offering the property on a freehold or free of tie lease basis with vacant possession.
Peter Brunt, director in the hotels team at Colliers who is handling the sale, said: “The Seven Tuns has been part of Chedworth’s story for centuries. It’s ready for someone with energy and vision to bring it back to life, and this is exactly the kind of opportunity many buyers dream of.
“The Seven Tuns combines historic charm, a picturesque Cotswold setting, and a layout that’s ready to trade. Whether you’re an experienced operator or someone looking to make a lifestyle move, this is a site with enormous potential. With the right approach, it could once again become a thriving pub at the heart of both the local community and the wider visitor economy.”
